The Property 

with Clé Vacances

The villa is semi detached, luxurious and very large. It is built in a light modern style with traditional French terracotta coloured facade. The three free aspects of the house are facing East, South and West giving a bright and sunny garden throughout the day.

The garden is mainly paved and has numerous of colourful Mediterranean flowerbeds and mature palm trees. Walls and patios are decorated different kinds of cactus.

The villa, garden and pool is maintained on a regular basis ensuring the highest quality and cleanliness.

All rooms in the property are spacious and the number of advertised guests that can stay is an understatement. Eight adults are very comfortable in the four bedrooms offered.

All rooms are decorated in a fresh and light Mediterranean style. All floors in the villa are tiled. Majority of the windows have white wooden shutters which are very much needed in the Mediterranean sun.

The mix of Terracotta and Oak woodwork shows a truly genuine high standard throughout.

The villa is set in a residential area of Valras-Plage ensuring the piece and quiet that you deserve during your holiday. Shops, beaches, restaurants and night-life is not more than 5-10 minutes walk away, giving you the maximum comfort without the need of a car during your stay. Should you have one or two cars, no problem. They can easily be parked on the driveway, in the garage or on the street in front of the house.

Outside areas

The Dining patio - Located on the South-East side of the villa allowing secluded and sunny breakfasts and is the preferred choice for other outdoor meals. The area is accessed from the kitchen or lounge giving it full use throughout the day. There is a summer kitchen with BBQ and running water in one of the corners of this 70 sqm patio.

The Pool patio - Located on the South-West side of the villa is the pool patio which is sunny throughout the day. The patio holds a number of deckchairs, sun beds and a table with chairs. This area is mainly used for sunbathing and access the pool, but is also perfect for snacks and drinks during the day.

The area between the Pool and dining patios is accessed via a gate for child security. This area also holds two small buildings containing a semi out-door shower and also the pool pump machinery.

Access to this area can also be made from the front of the villa, again via a child proof gate.

The Pool - is large for being in a private house, measuring 5 x 10 meters. The rectangular pool's depth range from 1.2 m to 2.3 m, deep enough to dive into from the diving board. The pool water is filtered with a sand filter ensuring the highest quality. Spotlights throughout the patio area gives a very pretty and romantic light during the night.

The Front of the Villa - is used to access the property. There is a separate gate for car access to the driveway and garage. The front is beautifully decorated with palm trees and flowerbeds. The premises of the property are bordered with a wall in the same style as the house. The premises are only accessed via a gate or the car gate and is otherwise fenced . This an important comfort factor for the families with children.

Ground Floor

The Entrance hall - Leads to stairs, lounge and kitchen. It holds a small toilet.

The Lounge - Links to hallway, front and back patio area. 37sqm, with dining area it is the heart of the house. It has a dining area for eight and a seating area for all eight guests.

The Kitchen - Holds seating arrangement for all guests in the property and is suitable for all sorts of meals. The kitchen is fully equipped with electric stove, oven, microwave and fridge freezer. It also has all normal kitchen appliances such as glass, plates, cutlery, dishwasher etc. Total space here is 20sqm.

The Garage and The Utility room - Accessed from the front of the house and the kitchen. The Utility room is a separate part of the garage and holds a wash machine, tumble dryer and other utilities. Total space 20 sqm.

 First Floor

The Landing - Leading to the separate stairs for ground floor, the second floor, bedroom and bathroom.

Bedroom 1 - Double bedroom, 15sqm. Being the master bedroom, this is the biggest of all the bedrooms. It also holds an en suite sink.

Bedroom 2 - Double bedroom, 10 sqm. This is the smallest of the bedrooms (still large) in the house and is the only bedroom without built in wardrobe makes this suitable for the younger in the party. The window is facing over the dining patio area.

Bedroom 3 - Double bedroom, 14 sqm. This is a large room which also holds access to the balcony of the property. Facing front of the house, you will be able to watch the pool from the balcony.

Bedroom 4 - Double bedroom, 14 sqm. Large bedroom facing the back outdoor area of the house is located at the end of the first level floor hallway.

The main Bathroom - Immediately left from the stairs on the first floor. The bathrooom has a bathtub with shower, sink and WC. Facing the front of the house and also an internal window to the staircase.

Second Floor

Top Attic room - A 15 sqm room is situated to the left of the staircase leading to the attic/second level of the house is an ideal indoor playground for the younger or as a mediatek. The stairway and the room do not have a door and so not advertised a room, although it is spacious as a normal double bedroom and it has three sofa beds (singles) with linen.
